Essential requirements •Prepare underwriting models for the acquisition, development, and disposition of various real estate investments (Retail, Hospitality, Office, Multifamily) •Analysis and financial modeling of partnership structures including waterfalls, debt structures that may include mezzanine debt and/ EB-5 Capital. •Review and analysis of operating statements and other financials – rent rolls, budgets, etc. •Updating financials models and budgets for existing projects. •Assist with development and acquisition due diligence, including creating and maintaining project due diligence folders and oversee collection of project due diligence information. •Preparation of internal & external investment memoranda. •Preparation of Retail and Office lease abstracts. •Analysis and interaction with property managers, leasing agents, attorneys, title companies, borrowers, and client representatives. •Conduct in-depth research on market conditions for each asset class (Retail, Hospitality, Office, Multifamily). •Assist with the sourcing of anchored retail, hotel and office acquisitions from various sources such as brokers, related entities, calls from marketing materials etc. •Prepare project underwriting presentation packages for Investment Committee and Board Presentations. Desired Skills and Experience Requirements: •3 – 10 years’ experience. •Experience with Commercial Real Estate Finance/Analysis is required (Retail, Hotel and Office experience preferred). •Proficiency in Microsoft Excel, Word (Office Applications). •Experience with Argus preferred. •Strong Presentation Skills. •Organized and Detailed. •Bachelor’s degree in a related field (Finance, Economics, Accounting, Real Estate, etc.). Writing Skills: Ability to read, analyze and interpret real estate leases, contracts, loan agreements, partnership agreements, professional journals and governmental regulations. Ability to write reports, and business correspondence, effectively present information and respond to questions from Company’s Board and Senior Management. Analytical Skills: Ability to calculate and explain complex deal structures, joint venture waterfalls, create proforma cash flows and valuation models, debt structures and associated un-leveraged and leveraged internal rates of return, equity multiples etc.
